OURS AT LAST!
River Ridge
signs deed.
We’ve all been waiting with
baited breath for the deed transfers which were negotiated with River Ridge last
June. Most of the delays have been caused by engineering and legal requirements
that Pasco County had set down for the transfer; but that
is now a matter of history.
The deeds have been signed. Here
is a breakdown on the settlement.
CLUBHOUSE: It is now
owned by the Tall Pines Community Association, mc, lock, stock and barrel. The
parking lot is also a part of that same deed. River Ridge as a part of the
negotiated settlement painted the building’s exterior prior to turn-over.
The Clubhouse is for the exclusive use of the Tall Pines residents.
POOL AND RECREATION FACILITIES: The pool
and recreation facilities were purchased by River Ridge from the Bankruptcy
Court shortly after the A.M.& D’s demise. That ownership remains with River
Ridge, but the Tall Pines Members have free use of those facilities so long as
River Ridge owns even one parcel of land within this community. Thereafter, the
members are allowed continued use on a user—fee basis. Tall Pines has no
obligation of support and maintenance of those facilities; but the facilities
may also be used as River Ridge shall permit, except for twelve hours weekly of
exclusive use by Tall Pines residents.
ROADS. GATEHOUSE AND SIGNS: The
roads within the community have been deeded to Tall Pines, which will now be responsible
for their maintenance
and repair. During River Ridge’s construction and development, a performance
escrow fund has been established to defray construction equipment damage. The Board
will soon consider repair and replacement of all the communities signs and
River Ridge has pledged $500.00 toward those repairs.
A FINAL NOTE: The process of negotiations, settlement and deed transfer has been long and laborious. It was a difficult task, made easier by the fact that Mr. Nielsen of River Ridge wished only to bargain fairly and equitably with the community. A strong working relationship and one of cooperation and reciprocity flow exists between River Ridge as a developer and Tall Pines. This will have a significant and positive impact upon the community and the Real Estate values of every owner.
